The Challenge
Limited Access In The Market
In Canada, many potential property buyers struggle to identify the right moment and price to enter the market, leading to the risk of failed investments.
This challenge is exacerbated by limited access to the accurate and comprehensive market data, which hinders buyers from making informed investment decisions, relying instead on unreliable sources and agents.
The Discovery
Strong Market, Yet Low Transparency
My secondary research aimed to understand the challenges that property buyers face during the buying process and gain insight into the real estate market. The key findings highlighted critical needs for revolutionizing property buying.
Strong Demands
Multiple property ownership: ON (90%), BC (81.7%), with over 20% being investors.
Lack of Knowledge
Newcomers with property-buying savings: 75% of arrivals, making up 21% of buyers.
Unethical Realtor
Lawsuits for overpricing or lack of risk up by 9%, 60% involve confidential information.
The Insights
Early Insights From Primary Research
I interviewed property buyers of varying experience levels to understand their behaviour, issues, and expectations in property investments.
Adam K.
First-time Buyer
“Focusing on the growing family”
Lucia Y.
New Repeat Buyer

William G.
Seasoned Buyer
“Seeking to grow wealth”
Inspiredly, despite the differences in experience, all participants expressed a growing appreciation for the importance of having access to comparative data throughout the buying process.
Market Understanding

The Outcomes
"Property iQ" transforms the housing market by providing users with comprehensive data and insights, enabling users to make informed decisions and reduce reliance on realtors, and ultimately leading to more successful property investments.
Validation
Through iterative design based on user feedback, the product has been well received during usability testing, with positive feedback on its ease of use and the value of the information provided.
Reflection
it was crucial to continuously gather user feedback and iterate in terms of insights. Also need to collaborate closely with developers and data scientists to ensure the design is always feasible.
This will be a milestone✨
Though this is my capstone project which is not launched in the market yet, one of my testing users successfully catching the chance to invest in a property and gained over $200,000 returns by using the Property iQ app’s methodology.
This is why UX is amazing, right?!
